"Disappointing state of room"
Location is okay if you want to be near royal mile, train station.
Atmosphere. The only plus was the helpful
Guy at the check in desk.
Rooms.. horrendous.
Immediately knew when we walked in that booking here was a mistake, the bed was all lumpy and looked unfinished, the room absolutely reeked. It had a window that couldn’t be opened., very stuffy, the air con was useless. Felt like we wanted to leave and not spend any time at all in the room. The bathroom roof was covered in mould. We were in room 302. Avoid if possible.
Not a nice experience. We paid £580 for 2 nights and a £15 early check in fee.
We will never be back.

"Great location, poor service"
Location and proximity to train station brilliant, a three minute walk from the station and a taxi rank to use during stay just up the road.
Very expensive per room, much more than usual for a Premier Inn but we put that down to location and it being graduation week. We booked twin rooms and were then charged £5 per night per room to have twin beds not a double - apparently a charge for separating them, although this was only done by unzipping the mattress and putting on single bedding - we had to physically separate the beds ourselves to create a space between them.
Clean hotel, rooms basic with no extras such as tissues. Body and hand wash good. Beds and pillows comfortable. Quiet room.
Not enough staff, therefore service poor. The same member of staff manned the bar and was available for reception if you went to find her in the bar, and in the evening this was also unmanned until you could attract the attention of staff in rooms behind the bar.
It seemed that there wasn’t enough staff at breakfast as so much wasn’t topped up, hot food and continental options alike. We had to make requests for multiple items each morning. The full advertised options were not available, for example no muffins for our three day stay!
The policy at this hotel is that the rooms aren’t made up unless you request it by noon each day at reception, which is mostly unmanned so you have to look for staff. We didn’t mind too much as it was only a three day stay, but as the rooms aren’t made up daily the toilet roll and coffee/tea/milk consumables aren’t replenished. There is a table in reception to pick up these from but it had no milk on it for an entire day and evening.
In order to get toilet roll replenished we requested one of our rooms be made up but on returning found it had t been done, we found the housekeeper and she said she didn’t get the request to do the room but she was in fairness very helpful and provided what we needed.
A better policy would be for every room to have consumables checked each day, but only cleaned if the make up the room sign is out - this sign though put out without a request to reception each day isn’t followed up on.
I have stayed in a number of Premier Inn properties and never experienced these policies or issues before. I’m not sure if they are now policy in all Premier Inn Hotels or just this one. I will be checking reviews much more in future.

"Edinburgh in February 2026"
Position in the town is very good with easy walk from Waverley Station.
The High St (Royal Mile is less than 5 minutes walk away and the Grassmarket area about 15/20mins.
If you want to try some of the classic pubs of Edinburgh the Rose St is about 20minutes away.
One of the smallest pubs in town is The Halfway House that is about 10 mins walk and up a short flight of stairs, not exactly 1/2 way up the stairs. Jinglin' Geordie Bar is worth a look in as well.

"Good location and breakfast but completely impersonal"
Clean, good location and breakfast but didn't meet a single staff member whilst there. Self check-in/out is efficient but completely lacks human touch and feels futuristic and not in a comfortable way. It felt like we were left home alone! We had questions that could not be answered by kiosks or tv information channels and there was nobody to be seen.
