"Very Central. Would stay again."
Great location to see the tourists sites. Street building works going on at present did not interfere with us and when finished Rose St will provide even more shops etc. Also trams were not running as Princes St had suffered a fire. Room was adequate and clean. Further supplys of coffee, tea etc were available at reception. Breakfast was busy and the pastry side needed to keep being replemished. Most mornings it was done straight away if gone unoticed and you had to ask for anything. All staff were very polite and helpful. Would stay there again. Shout out to Helen in the restaurant

"Worst hotel experience ever ... stay away from them"
It is obvious that management at this hotel doesn't care beyond getting paid and that this flowed down to the staff. There was no advance warning by e-mail or website that the hotel was not vehicular accessible and that you had to park 30 minutes' walk away in a public carpark, then lug yourself and your luggage all the way back to the hotel. Upon arriving at reception, a young lady appeared to assist with the automated check-in system. as we headed to our room, we could visibly see dirt build in the lift and corridors. Once in the room, it got worse with mold in the shower, dirt in the corners, trash in the windowsill cavity. We had booked for 2 and found only 1 towel. Back to reception. That night, sat down to watch television but the remote did not work. Back to reception for batteries, no luck. And all of this for £349, it was barely better than sleeping on the street. Next day, we checked out and had to drag everything across town again to the parking lot. The parking discount that we were promised did not exist. Just the perfect end to an extremely disappoint and costly stay. We would suggest that anyone considering this hotel definitely look elsewhere as this hotel is a disgrace to the brand and to Edinburgh.

"Conveniently located"
Conveniently located near Waverley Station, New Town and Old Town, on a pedestrian only portion of Rose Street with many options for food and drink nearby. Our room was comfortable and clean, if a bit dated. If you're driving a car, nearest car park is a bit of a walk (other side of the station, about 10-15 min and several sets of stairs away), but if you're traveling by train, tram or bus, it's very close to all 3. I'm not a fan of the self-check in kiosk (prefer to talk to an actual person) but otherwise the hotel is decent value for the money.

"Good location, good sized rooms, don't expect luxury."
Decent hotel in a convenient area. There is no vehicle access to the main entrance on Rose St so you'll have to walk from the next side street with your luggage. No luggage carts, two lifts are in the entrance to get you up to reception.
They'll push you to use the check in kiosk after 3pm, even if staff if standing right there, which seems opposite to "hospitality," especially if your room is not ready and the machine won't let you check in.
Our room was a good size (family room), but we didn't realize it's identical to the standard room, they just convert the couch to a twin bed.
The bathtub is narrow and tall, making it uncomfortable to stand in for a shower (feet together), or to get in/out if you have mobility issues. Our bathroom also had peeling paint on the baseboards.
No housekeeping unless you request it before noon. And no tissues provided in the room, just toilet paper sheets, which are not ideal or hygienic for things like makeup removal.
You have to insert your room card to activate the room's power, which seems really outdated in modern hotels, and the air conditioner unit will shut itself off after a certain amount of time. We found the room got stuffy in the middle of the night unless someone got up to reactivate it.
The lobby restaurant is convenient for breakfast, but the selection was identical every day.
Overall, it's a good location near the train station and lots of stores and activities. Don't expect luxury.

"Great location and staff, good value"
Great location and the staff was wonderful. Helen had to be the friendliest Scottish host of our trip. The breakfast is a good deal and the employees appear to be everywhere between the front desk, the lobby bar and restaurant. The rooms are a bit worn but the staff make up for that and it’s good value for the location.
