"More motel than hotel"
Fortunately the room was better than the external appearance which looks, frankly, a bit shabby. The internal corridors are dull but the staircases are gems of late 20thC modern architecture with superb handrails (we try to find good points).
Room 116 in the stub of the T shape had a grim view but was up to expected standard. The bathroom was astonishingly small but clean like the room.
Our visit was for a 40th anniversary party in the Shipp next door and we hoped to spend time with a number of family members but there was no lounge and the breakfast room closes after service times.
The staff were really great, cheerful and helpful, and the price was fair for the "product" so I had to give it 4/5 but would have given 3.5/5 if half points were available.

"Not the best"
Horrendous problems accessing the site due to road closures. Hotel very run down. Noise all night due to roadworks. However the staff friendly and helpful and the room clean.

"Beware of road works and road closures"
Good luck navigating the roads works when you aren't from the area and arriving after 9pm.
The hotel itself was very pleasant and I had a balcony room with a lovely view of tje cricket club.
Getting to the hotel was a complete nightmare with local road closures and lack of local knowledge but reception staff had me driving around in circles for an hour. (The council diversions didnt work either). Eventually I spoke to another member of staff who knew exactly how to get round the closure and enter another way. I was very close to giving up and booking another hotel

Nice basic hotel staff at reception very helpful and extremely polite, the rooms are clean and very warm as it was a freezing January day, the beds are very comfortable and the room had a good shower
